No. Golf carts are prohibited throughout Palmetto Dunes, except when being used on the golf courses. Private golf carts are also prohibited within the resort.

Bed linens and bath towels are provided in each rental. A standard supply of towels consisting of two bath towels, one hand towel and one wash cloth per person (based on occupancy). Linens will be provided for the sleeper sofa. Towel bundles and additional linens can be provided for a fee. Beach towels are provided between Easter & Labor Day; 4 for villas, 8 for homes.

Certified Service Animals are permitted year round in Palmetto Dunes with appropriate documentation. Emotional Support Animals and family dogs can stay in pet friendly villas and homes between October 1st and March 31st for an additional fee. Our pet policy only allows 1 dog with a maximum weight of 40 pounds and other restrictions may apply. The pet fee is $200 which is non-refundable. No pets are permitted in any of the vacation rentals between April 1 through September 30.

No motorcycles, motorized scooters/skateboards of any kind are permitted. No RV’s, campers and trailers of any kind are not permitted in gated areas. Off resort storage arrangements must be made for boats, jet skis and kayaks. Also, no commercial vehicles with any type of company signage or wrapping allowed.

Our rentals do not come with baby equipment, bike or beach gear. These items are available to be reserved through Hilton Head Outfitters for bike or beach gear or Baby’s Away for baby equipment.

Yes, travel insurance is available as an add-on to your reservation when you reserve online or over the phone. It is 7.95% of the overall cost of your trip. This optional coverage will safeguard your vacation if you must cancel your trip. To learn more about the travel insurance go here.

One car pass is included with each vacation rental.  If you need additional parking passes, please contact the front desk at (888) 909-9566.

• Queens Grant - 2 car passes
• Huntington Villas - 2 car passes
• Wendover Dunes - 3 car passes

A limited number of parking passes are provided for each unit or home. If you need additional parking passes, please contact the front desk at (888) 909-9566.

Additional passes may require a fee. Day visitors staying for one or two days may receive a pass at no charge. Visitors staying for the duration of your rental stay must purchase an additional parking pass.

Check-in begins at 4 p.m. and could last until 6 p.m. Early check-ins are not available. If your vacation rental is ready prior to 4 p.m, the Front Desk will call the telephone number on file. For the guests that have opted in for Contactless Check-in, the door code is activated at 4 p.m.

Resort Fee: Provides for 24-hour security, one vehicle pass, seasonal resort transportation and processing costs.
Cleaning Fee: Your rental is cleaned and inspected prior to your arrival and upon your departure. A mid-stay clean or towel exchange can be arranged for an additional fee.

Your rental will be cleaned before you arrive and on departure. Additional housekeeping such as a mid-stay clean or towel exchange can be provided at an additional fee.

Cancellations made 30 days or more prior to arrival by Guest for villa/condominium rentals and 60 days or more prior to arrival for private home rentals, will receive a refund of any deposit paid, less an administrative fee of $100.00. Any other cancellation on the part of the Guest will result in the forfeiture of any and all deposits or payments, which will be retained by the Agent and Owner as liquidated damages.

However, cancellations made for ocean front homes (11 Armada, 18 Armada, 17 Brigantine and 9 Catboat) will be as follows:

a. cancellations made more than 60 days prior to arrival will receive a refund of any deposit paid, less an administrative fee of $250.00;
b. cancellations made 31 – 59 days prior to arrival will forfeit half any deposit paid;
c. cancellations made within 30 days of arrival will forfeit entire amount of any deposit paid.

Guest agrees that if the premises are made unavailable due to circumstances beyond Agent's control, including but not limited to damage or change of ownership, Agent shall make its best efforts to make available substitute accommodations. If for any reason substitute accommodations cannot be secured on behalf of Guest, Agent's liability shall not be greater than the amount of Guest monies and deposits held by Agent in respect to Guest's reservation set forth in this agreement. Guest may not sublet or assign this Rental Agreement without the express written consent of Agent.

Check-in is at the Front Desk in the Welcome Center located at 4 Queens Folly Road, Hilton Head Island, South Carolina 29928. Check-in begins at 4 p.m. and could go until 6 p.m. The door code and other access codes for your vacation rental will be available in the Palmetto Dunes Resort App on the day of arrival and will not work until 4 p.m. Use the primary email address or phone number from your reservation to access your vacation rental information in the app. The app is free to download in the iTunes App Store here or Android Store here.

Guests that are arriving within 30 days, paid in full and have signed their rental agreement can have their welcome packet mailed to them and bypass check-in at the Welcome Center. Guests must still adhere to all check-in guidelines and procedures, including the designated check-in time and any applicable property access requirements. You will receive an email around this time to sign up (please be sure you are opted in to receive emails) and the online form must be completed; otherwise traditional in-person check-in at the Front Desk will be required.

If you are checking in after business hours, you will be assigned a locker in the After-Hours Check-in Area. The lockers are located adjacent to the front door of the Welcome Center and signage will direct you to the location. Your Welcome Packet will contain your car pass, door code and other important resort information. A pass code will be given to access the locker. If you know ahead of time that you will be arriving late, please email frontdesk@palmettodunes.com.

It depends on the heating system at the home. If the pool is heated with propane, it can generally be heated for more of the year. Homes with electric pool heaters have a more limited heating schedule. Ultimately, the weather is the deciding factor. There is an additional fee for pool heating and, if applicable, spa heating.

Pool and spa heating must be scheduled with our office at least two weeks before your arrival. Because heating is not available at every home, please review the notes for your specific property to confirm whether this option is available.

There will be no refunds if the pool does not reach the desired temperature due to the temperature outside or inclement weather. Hot tub jets will not work unless the spa heat has been turned on.

Neighborhood swimming pools are located throughout the resort. You will have access to the pool in the neighborhood where your villa is located.

All vacation rentals have a washer and dryer within the unit for your use and convenience.

In high-rise villa properties there is a trash chute typically located in the common hallway. Homes and townhome style villas have a designated service yard/trash area. Trash cans do not have to be taken to the street. Please use a trash can liner and tightly place the lid on the can.
