40 Fazio Villas is located through the South Gate and then a quick right over the lagoon bridge, off Carnoustie Road. It's a very short (bike ride or walk) distance by path and walking bridge behind Alexander's to the heart of Palmetto Dunes Resort with the Hilton Head Outfitters Shop, Palmetto Dunes General Store, Alexander's Restaurant and more. It's a little farther to the beach by bike or by free seasonal Dunes Buggy shuttle.

Fazio Villas Community Pool [36]This beautifully renovated villa has been fully updated from the walls in, including brand new HVAC systems, creating a modern and luxurious coastal retreat. The kitchen is truly a standout, featuring fully custom cabinetry, GE stainless steel appliances, and elegant leathered quartzite countertops. A unique feature of this villa is the removal of an entire kitchen wall section, creating an open layout with bar seating for four. The adjacent dining area comfortably seats eight, making it perfect for gatherings.
The living area is thoughtfully designed with a beach contemporary theme, complete with a 58" HD Smart TV and sliding doors that lead to a private deck overlooking the scenic Palmetto Dunes 11-mile lagoon system. Just off the kitchen is a full-size laundry room and a small office that doubles as a half bedroom, equipped with a daybed and HD Smart TV. Also on the first floor is a guest bedroom with two Queen beds, a 55" HD Smart TV and a guest bathroom that includes a granite vanity and a tiled tub and shower combination.
Upstairs, you’ll find two additional bedrooms. On the right is another guest bedroom with two Queen beds, a 55" HD Smart TV and a beautiful en-suite bathroom featuring a granite vanity and a walk-in shower. Straight ahead is the spacious Primary suite, offering a king bed, 55" HD Smart TV and an en-suite bathroom with a granite double vanity and a tiled walk-in shower.
The private deck offers serene lagoon views and is outfitted with a propane grill and dining set, ideal for stylish outdoor dining. The beach is just a 12-minute walk or a 2-minute bike ride away, with convenient parking located next to the Disney Beach Resort. A complimentary seasonal Palmetto Dunes Buggy shuttle is also available for added convenience. Tennis and pickleball courts are a short stroll or quick ride from the villa.
The property boasts exceptional proximity to the George Fazio Golf Course, the award-winning Trent Jones and Arthur Hills courses within the complex, Alexander's Restaurant, the Palmetto Dunes General Store, and the Outfitters bike shop—placing the finest Palmetto Dunes amenities just steps from your door.
Steps from the villa door, a serene pool with lounge seating offers peaceful respite, open April 1 through September 30.
